Krogerus advises Polarnode on the delivery of a 310 MW data center campus to Nebius

Krogerus advised Finnish data center project developer Polarnode on the delivery of a 310 megawatt ready-to-build data center campus in Lappeenranta to Dutch AI cloud company Nebius. The multibillion-euro investment ranks among the most significant single industrial projects in Finland’s history, with a substantial economic impact. Once fully built out, the campus will be one of Europe’s largest data centers purpose-built for AI workloads.

The Lappeenranta data center project will generate substantial vitality and employment impacts across South Karelia. During the construction phase, the project is expected to create around 700 direct jobs in highly specialized construction roles, in addition to several hundred indirect jobs through subcontractors. Once operational, the data center will employ more than 100 permanent staff and create hundreds of additional indirect jobs in operations and maintenance.

Construction work has already started in the Pajarila district of Lappeenranta and the first phase of the data center capacity is expected to go live in 2027. Polarnode targets a leading position in Northern European data center development and delivery.

The Krogerus team was led by Partner Ville Hailikari, who was assisted by Senior Associate Janne Helaskoski.
