Aqcuisition of Shares, Aberdeen Property Fund Finland I Ky
We represented Aberdeen Property Fund Finland I Ky in a real estate transaction where the fund aqcuired an office and production site located in Turku. The real estate object was developed for the enduser during the transaction process. The transaction was realised in a form of an aqcuisition of shares in a real estate company.
Several real estate transactions, Aberdeen Property Fund Finland I Ky
We represented Aberdeen Property Fund Finland I Ky in several real estate transactions during the third quarter of 2008. The fund aqcuired an office site from Kotka, an office and storage site from Espoo, retail sites from Rovaniemi and Masku and business premises from Tapiola. In addition, we represented Aberdeen Property Fund Finland I Ky in a sale and leaseback type of real estate transaction where the fund aqcuired a retail portfolio of 23 real estate sites from Kesko group, Kesko pension fund and Valluga-Sijoitus Oy. The value of the last mentioned aqcuisition is approximately € 56 million and the value of all the aqcuisitions realised in the third quarter of 2008 is in total approximately € 77 million.
Real estate transaction, Aberdeen Property Nordic Fund I Sicav
We represented Aberdeen Property Nordic Fund I Sicav in a real estate transaction where the fund aqcuired the second phase of Falcon Business Park from NCC Property Development Oy. The transaction value was € 24,900,000 and the transaction was executed as an aqcisition of shares in Kiinteistö Oy Falcon Tinnu. This transaction is a part of a larger project where the fund has earlier aqcuired the share capital in Kiinteistö Oy Falcon Hali. In addition, the fund has a letter of intent regarding the aqcuisition of the third and fourth phase of Falcon Business Park.
Real estate transactions, EPI Healthcare I Ky
We have represented real estate fund EPI Healthcare I Ky since 2007 in real estate transactions where the fund has acquired healthcare related real estates in various locations in Finland. The transactions are realized in the form of a sale and purchase of real estates and shares, as well as new building projects which are executed by project companies owned by the fund. By the end of July 2008, the amount of settled real estate transactions is altogether 10.
Real estate transaction, Jykes Kiinteistöt Oy
We represented Jykes Kiinteistöt Oy in a real estate transaction where the company sold three office buildings, located in Jyväskylä and with acreage of 13,500 m2, to Sponda Fund II Ky managed by Sponda Oyj. The transaction was realized in the form of a sale and purchase of shares in Kiinteistö Oy Tourulan Kivääritehdas. The transaction value was agreed not to be disclosed.
Real estate transaction, Aberdeen Property Nordic Fund I SICAV
We represented Aberdeen Property Nordic Fund I SICAV in a real estate transaction where the fund acquired an office building located at Airport Plaza Business Park from Etera Mutual Pension Insurance Company. The transaction was realized in the form of a sale and purchase of shares in a real estate company Kiinteistö Oy Plaza Piano. Value of the transaction is approximately € 18,000,000.
Sale and leaseback transaction, Aberdeen Property Fund Finland I Ky
We represented Aberdeen Property Fund Finland I Ky in a sale and leaseback transaction, where the fund acquired a property in Kasarmintie, Oulu and a building with acreage of 3.000 m2 located thereon and further leased the entire premises in the building back to the seller based on a long-term lease agreement. The transaction was realized in the form of a sale and purchase of shares in a real estate company. The transaction value was agreed not to be disclosed.

We performed legal due diligence reviews in real estate transactions where Aberdeen Property Fund Finland I Ky acquired an office building in Vantaa, two warehouse and office buildings in Kouvola and an office building called Oulunsalon Aeroportti in Oulunsalo. We represented EPI (Evli Property Investments) Russia I Ky in a real estate transaction consisting of the acquisition of the Kellermann Center, a business centre located in St. Petersburg. The transaction was concluded in a form of a share deal by acquiring shares in a Russian closed joint stock company from Scandinavian Manufactrust ApS, Swedfund International AB, East Capital Amber Fund AB and a number of private investors.The total value of the investment by EPI Russia I Ky is expected to amount approximately € 150 million, after the development potential in the acquisition target has been realized.
